Commercial Lease Auditor

Overview: Lease Auditor position available with a commercial real estate consulting firm in Overland Park, KS. Position involves conducting start-to-finish analysis and auditing of operating expenses on behalf of Fortune 100 corporate tenants.  Ideal candidates include CPAs, attorneys and other individuals with accounting, financial, legal, commercial real estate analyst or construction accounting experience.

Responsibilities/Objectives: The Commercial Lease Auditor will be responsible for ensuring that our clients are being charged in compliance with their lease agreement. This responsibility includes performing complete reviews and analysis of commercial real estate leases, associated legal documents, operating expense statements, general ledgers, financial documents, occupancy worksheets, vendor contracts, utility bills and invoices.  You will then prepare detailed spreadsheets with a comprehensive report documenting your research and analysis of all operating expenses charged to tenants, including occupancy adjustments, utilities, offsets for direct-billed expenses and real estate taxes. The auditor role also includes the opportunity to grow into added responsibilities as an account manager for assigned clients and their portfolios.

Requirements: As a Commercial Lease Auditor, you should enjoy working in Excel and be comfortable reviewing extensive lease documents, general ledgers, vendor contracts, complex tenant operating expense billings, financial reports and related legal correspondence.  As auditors, our job is to validate accuracy on behalf of our clients. We must always be precise in our work product and pay close attention to detail so that it is 100% correct. You should be motivated and competent in working independently and managing multiple projects with lots of steps and details.   

You must be able to start, execute, and complete audits including preparation of a comprehensive written audit report with supporting spreadsheets and exhibits. You’ll need polished writing skills to draft audit reports concisely explaining complex issues. It also requires advanced spreadsheet and presentation skills to prepare all required financial supporting documentation. Professional written and verbal communication with strong negotiation skills are a must for the ongoing follow-ups necessary with property managers, landlords and attorneys to mutually resolve settle audit claims.

Most of our audit projects can be completed here in our local office.  You’ll also need to be available to travel independently to major metropolitan areas, as required, to complete audit projects. Some projects may require an audit to be performed onsite with an approximate duration of 3 – 5 days maximum. Total travel during the year is estimated to range from 10% to a maximum of 20%. Overall, we are looking for a true professional and self-starter who can independently perform in a consulting firm environment.

You’ll work directly with our Account Managers and Directors who will be giving you audit assignments and collectively managing your workflow. You’ll also interact daily with the Audit Program Manager and Audit Coordinators who obtain necessary tenant documentation from client lease admin portals and report audit status to clients on a regular ongoing basis. Additionally, you may travel or collaborate on assigned projects with other auditors and staff.

Please provide us with your present or expected salary range. Salary is commensurate with experience. Benefits include ten days off per year, and you can purchase health, vision and dental insurance in the group plan as a pre-tax payroll deduction. There is a Flexible Spending Account (FSA) also available as a pre-tax payroll deduction for qualified out of pocket health and childcare expenses.

Summary of Job Requirements

​

  • Commercial real estate accounting and/or significant commercial real estate knowledge.

  • 4 Year degree required or equivalent applicable experience.

  • Advanced proficiency in Excel required.

  • Negotiation skills required to independently settle audit claims on behalf of clients.

  • Expertise in creating detailed written reports and supporting financial exhibits.

  • Must be able to start, execute, and complete detailed projects.

  • Non-stop attention to detail for 100% accuracy in your work product.

  • Organization and follow through skills required for all open tasks through completion.

  • Excellent verbal and written communication skills required.

  • Motivated to do research and analysis of complex real estate and financial documentation.

  • Should be self-starter with ability to work and follow through independently.

  • Must be able to organize and manage multiple open projects, communicating effectively with team members, clients and landlord contacts.

  • Approximately 10 – 20% travel required with an average duration per trip of 3 days.

  • CPA or Attorney is preferred.
